NORTHN FOR COMMERCIAL CLEANING & PROPERTY SERVICES

Every turn gets inspected.
Now it gets proven.

Make-ready turns, final cleans, monthly contracts, city cleanup orders — each visit captured before and after, approved by the property manager on the record, and paid on approval instead of net-45.

WHY THIS EXISTS

Paid last, blamed first

Property managers pay on net-45 and dispute a turn three weeks after the tenant moved in. Cities want disposal receipts and restoration photos before a cleanup order closes. The crew did the work — the paperwork is what's missing when the money is. Cleaning is judged after the fact, by people who weren't there. A record from the visit ends the argument.

The 'wasn't cleaned' dispute

A make-ready turn gets inspected days later, after a leasing agent, a maintenance tech, and a new tenant have walked through. Time-stamped before-and-after per room settles whose mess it is.

Net-45 on work already done

Recurring contracts float a month or more of payroll on a property manager's AP cycle. When each visit is approved on the record, the approval is the trigger — the invoice stops waiting on someone's inbox.

THE FIX

Net-45 and he-said-she-said, replaced

A walkthrough three weeks later, from memory

Before-and-after per room, time-stamped from the unit while the crew is still on site

Invoice into the PM's inbox, then wait

Each visit approved on the record — the approval releases the payment, not the AP calendar

Disposal receipts in a truck's glovebox

Weight tickets and dump receipts captured at the gate and attached to the order

A monthly contract nobody can audit

Every visit on one record the PM and the owner can both read — twelve months of proof at renewal

Same crews, same route, same supply closet — with the property manager approving each visit from their phone, and a record that carries into the renewal conversation instead of a price-only rebid.

THE EVIDENCE MOMENTS

Captured before the tenant moves in

Cleaning evidence has a short life: the next person through the door erases it. The app asks for the shots while the crew is still in the unit.

1

Pre-clean walk

Wide shots per room as found — the damage, the trash, the appliance state. The baseline that separates your scope from the last tenant's.

2

Room by room, after

Kitchen, baths, floors, windows: the after shot per room, checked off against the make-ready list the property manager agreed to.

3

Disposal & haul

Dumpster fill, weight tickets, dump receipts — captured at the gate for the city's file or the PM's compliance folder.

4

Restoration & walk

The final wide shot and the PM's sign-off on site. The approval that releases the payment and closes the order.

WHAT THE PROTECTION COVERS

The contract stays yours. The record is what the property manager renews on.

JobTypical ticketWhat the record protects
Monthly office contract$4,800 / monthEach visit approved on the record
Make-ready batch (12 units)$9,600Per-unit before-and-after, paid on approval
Municipal cleanup order$22,000Disposal receipts and restoration on one exportable record

When the property manager funds a batch or a month up front, approval releases the payment the same day. When they don't, you still hold the record — every visit approved, time-stamped, and yours to carry to the next bid.

BEYOND PAYMENTS

An AI supervisor on every route — and a record your crews build

The checklist runs itself

The app knows the make-ready list for each unit and prompts the shots room by room — a missed bathroom pings the lead before the crew leaves the building, not the PM after the tenant moves in.

Surprises become add-ons

Hoarder unit, biohazard, an appliance that has to go? Photo it, flag it, and it lands with the office as an unpriced add-on — approved before the crew spends the afternoon on it, never absorbed silently.

STRAIGHT ANSWERS

The questions you're already asking

We're paid monthly, not per job.

That works. A monthly contract is one engagement; each visit — or each week of visits — is a milestone the property manager approves on the record. The month closes with every visit proven, and the invoice carries the approvals instead of asking for them.

Our property managers won't fund escrow.

Then don't ask them to. The record works without the money: the PM approves each visit from their phone, the approval is sealed, and you invoice the way you do today — with proof attached. When a PM does fund a batch or a month up front, approval releases the payment the same day.

Does it help with city and municipal work?

Cleanup orders need disposal receipts, restoration photos, and dates nobody can argue with. Northn captures them at the gate and exports the packet the city asks for — one record, not a folder of phone photos.

Is this a lead site or a marketplace?

No. Northn sells no leads and lists no directory. You bring the contracts you already have; Northn makes each visit provable and, where the PM funds it, gets you paid on approval.

Do the work once.
Never argue about it twice.

We're bringing on a founding group of Texas cleaning and property-services companies. Bring one PM contract or one make-ready batch — we'll map its visits into approvals with you.
